GBCA - Greenstar Design v2.0

Context

The site consist of a large 3400sqm development site with a plot ratio allowance of 2:1 in an office precinct. It has a narrow east west frontage.

The brief was to achieve a 5 star Greenstar and NABERs rating by design.

Description

Duomark in consultation with the architectural expertise of RAD Architecture and ESD input from Lincoln Scott have put together a design that would achieve 5 stars on the GBCA v2.0 Greenstar program as well as 5 star NABERS energy base.

The design incorporates large open plan 1200sqm floor plates that allow the flexibility of division into 4 almost equal sub-tenancies if required.

A passive chilled beam system, hygroscropic heat recovery ventilation system as well as passive and active shading via mechanical blinds is utilize to regulate the building’s temperature.

As part of the green credentials a greywater collection and storage plant is incorporated with a separate rainwater and storage an treatment plant being utilized for the toilets.
